Privacy Policy

Miner Appraisals ("we," "us") is a real estate appraisal practice. This policy explains what information we collect through this website, how we use it, and the choices you have. It covers this website. Information you provide to us in the course of a paid appraisal assignment is also subject to our professional confidentiality obligations, described in section 5.

1. Information you give us

When you submit a form on this site, we collect what you enter. Depending on the form, that can include your name, email address, phone number, the address or location of a property, the purpose of the appraisal you need, your deadline, your role in the matter, whether an attorney or other professional is involved, and any notes or messages you write.

Property and matter details can be sensitive. Estate, divorce, bankruptcy, and litigation matters in particular. Please send only what is needed to answer your question or scope your assignment. Do not send documents, account numbers, Social Security numbers, or financial records through a website form. If we need those, we will tell you a secure way to send them.

2. Information collected automatically

Our web host records standard server log information when you visit, including your IP address, browser and device type, the pages you request, the referring page, and the date and time. This is used for security, troubleshooting, and basic traffic understanding.

We use Google Analytics 4 to understand how the site is used, such as which pages people visit and how they arrived. Google Analytics 4 sets cookies in your browser to distinguish visitors, and it does not log or store your IP address; Google states that IP data is used momentarily at collection to derive coarse location and is then discarded. Google's privacy policy is at policies.google.com/privacy, and its description of how it uses data from sites that use its services is at policies.google.com/technologies/partner-sites.

The cookies this site sets, all belonging to Google Analytics, are: _ga, which distinguishes visitors and lasts about two years, and _ga_QJNQYDFTXZ, which keeps session state for our Analytics property and lasts about two years. Neither is strictly necessary for the site to work. Our own code sets no cookies and no browser storage.

The site loads its typefaces from Google Fonts. When a page loads, your browser requests the font files from Google's servers, which necessarily receive your IP address as part of serving the request.

3. Consent records

When you check the box agreeing to our Terms of Use, we record that you checked it, the exact wording you agreed to, the version of the terms, the date and time, your IP address, and which form you submitted. We keep this so that both of us have a clear record of what was agreed and when.

4. How we use information

We use what you send us to:

  • respond to your question and prepare a quote or scope for the work you are asking about
  • perform an appraisal assignment if you engage us
  • communicate with you about that assignment
  • keep the records our profession and applicable law require us to keep
  • operate, secure, and improve the website
  • meet a legal, regulatory, or court obligation

We do not sell your information. We do not rent or trade it. We do not use the information you submit through this site to target advertising to you.

5. Confidentiality of appraisal assignments

If you become a client, we are bound by the confidentiality requirements of the Uniform Standards of Professional Appraisal Practice. We do not disclose confidential client information or assignment results to anyone other than the client and parties the client authorizes, except where disclosure is required by law, by a court or subpoena, or by a duly authorized professional peer review committee or state enforcement agency. This obligation is separate from, and in addition to, this policy.

6. When we share information

We share information only in these situations:

  • Service providers. Companies that operate parts of our business on our behalf, such as our web host (Netlify, which also receives and stores form submissions), our email providers (Resend, which delivers our lead notification email, and Google, whose Gmail service hosts the inbox that receives it), and our analytics provider (Google Analytics). They may only use it to provide that service to us.
  • Parties to your assignment. If you engage us, the parties you identify, such as your attorney, accountant, or the intended users named in the report.
  • Legal requirement. When required by law, subpoena, court order, or a regulatory or professional review body with authority over our license.
  • Business transfer. If the practice is sold or merged, records may transfer, subject to this policy.

7. How long we keep information

  • Inquiries that do not become assignments. Retained for up to [24] months, then deleted, unless you ask us to delete them sooner.
  • Consent records. Retained for the same period as the related submission or assignment record.
  • Appraisal assignment records. Our profession requires us to retain a workfile for each assignment for at least five years after preparation, or at least two years after the final disposition of any judicial proceeding in which we gave testimony related to the assignment, whichever is longer. We may retain records longer where a claim, complaint, or legal requirement makes it necessary.

8. Security

The site is served over HTTPS, and we limit access to submitted information to those who need it to do the work. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. This is why we ask you not to send sensitive documents through a website form.

9. Children

This site is not directed to children, and we do not knowingly collect information from anyone under 13. If you believe a child has sent us information, contact us and we will delete it.

10. Your choices

You can ask us to:

  • tell you what information we have about you
  • correct information that is wrong
  • delete information we are not required to keep

Email [email protected] and we will respond within a reasonable time, generally within 30 days. We may need to verify who you are before we act on a request.

One limit worth stating plainly: if you engaged us for an appraisal, we cannot delete the assignment workfile before the retention period in section 7 has run. Our license obligations require us to keep it.

You can block or delete cookies in your browser settings. Google Analytics does not respond to Global Privacy Control or Do Not Track browser signals, so blocking or deleting its cookies is the effective way to opt out; Google also offers an opt-out browser add-on at tools.google.com/dlpage/gaoptout.

11. Your state's privacy laws

Some states give residents specific rights over their personal information. Whether a particular law applies to a business depends on its size and the volume of data it handles, and most of these laws do not reach a practice of our size. Regardless of whether we are legally required to, we will honor the requests described in section 10 for anyone who asks, wherever you live.

12. Other sites

This site links to sites we do not operate. We are not responsible for their privacy practices. Read their policies before giving them information.

13. Changes to this policy

We may update this policy. The version number and effective date at the top of this page will change, and prior versions remain available at their own URLs.
